Should you repair or replace your roof?

Repair when the damage is limited to one area, the rest of the shingles still have flexibility and granules, and the decking underneath is sound. Replace when the roof is near the end of its life, damage is spread across several slopes, or water has already reached the decking. Past about 20 years on asphalt shingles, repeated repairs usually cost more than they save.

Age sets the starting point

A three-tab or architectural asphalt roof in North Texas typically lasts somewhere between 15 and 25 years, with heat, attic ventilation and hail history pushing it toward one end or the other. A ten-year-old roof with a few wind-lifted tabs is a clear repair. A twenty-two-year-old roof with the same problem is a different conversation, because the shingles around the damage are brittle and will crack when a roofer lifts them to work.

Metal, tile and slate last much longer and are almost always worth repairing, which is why the decision on those roofs is usually about the underlayment beneath them rather than the surface.

How far the damage spreads matters more than how bad it looks

One leak around a pipe boot, a patch of shingles blown off a ridge or a flashing detail that has pulled away from a chimney can all be repaired in a few hours. Hail is different. It hits every slope, and a roof with bruised shingles on all four sides has damage a patch cannot address.

A useful rule is to look at the share of the roof affected. When problems turn up on several slopes, or a repair would mean mixing new shingles into a large area of faded old ones, replacement starts to make more sense, both for how the roof performs and for how the house looks from the street.

What is under the shingles can make the call for you

Water that has been getting in for a while softens the plywood or OSB decking, and soft decking will not hold nails. When a repair uncovers rot that runs beyond the immediate area, the honest fix is to strip that section to the rafters, and on an older roof it is often cheaper to do the whole thing at once.

An insurance claim can also settle the question. If a storm damaged enough of the roof for the carrier to approve a full replacement, the cost to you is usually your deductible, and patching a roof the policy would have replaced leaves money and protection on the table.

Related questions

Can I put new shingles over the old ones?

Building codes generally allow a second layer, but it hides decking problems, adds weight and shortens the life of the new shingles in Texas heat. A full tear-off is the better job in almost every case.

Will a repair match my existing shingles?

Close, rarely exactly. Colours are discontinued and old shingles fade, so a repair on a visible slope may show. That is worth weighing when the roof is already older.
