Replacement
What this work covers on a Fort Worth roof.
A roof in Fort Worth wears out on its own schedule, and it is rarely the one printed on the shingle bundle. On a July afternoon the surface of a dark shingle can pass 150 degrees, and a spring storm can drop that by fifty degrees in minutes. Years of that expansion and contraction dry out the asphalt and loosen the granules that protect it. Add hail most springs between roughly March and June, and straight-line winds that pry at the edges, and a shingle sold as a thirty-year product often looks worn out at fifteen. Replacement makes sense when the wear is spread across the whole roof: granule loss on every slope, shingles that crack when you lift them, soft decking in more than one place, or a hail claim your insurer has already approved.
Every replacement starts with a consultation. We look at what you need from the roof, inspect it, and give you a clear estimate, and that first inspection is free. The visit is also where the history of the house shows up. Homes in the older neighborhoods near the center of Fort Worth sometimes carry two layers of shingles, or board decking laid before plywood was common, and either one changes the scope of the job. Houses in the newer subdivisions southwest of the city, along Chisholm Trail Parkway and out toward Benbrook, usually still have the shingles the builder put on, and many of those are now old enough that one hard hail season finishes them. Knowing which kind of roof you have before tear-off day is what lets the estimate hold.
How It Works

The Difference
Worth knowing before the inspection.
Prep work comes next. We protect your property before the old roof comes off, and we make sure the roof deck is in good shape before anything new goes on it. Decking in North Texas tends to rot in the same few places: along the eaves where gutters overflowed for years, and around chimneys and pipe boots where flashing let water in slowly enough that nobody saw a stain. Soft or delaminated sheets have to be replaced, because a new shingle nailed into rotten wood will not hold through a strong gust, however good the shingle is. Replacement decking is usually priced by the sheet on top of the base price, so look for that line on any estimate you compare.
Much of what makes a shingle roof last sits underneath the part you can see from the street. Current residential code calls for drip edge along the eaves and rakes, which carries water past the fascia so it cannot wick back into the wood. Underlayment covers the whole deck, and a self-adhered membrane belongs in the valleys and around penetrations, where water runs heaviest. A starter strip at the edges gives the first course of shingles a sealed bottom edge, and a missing one is a common starting point for wind blow-offs. At the top, a ridge vent works with open soffits so hot air can leave the attic. A Fort Worth attic can sit above 130 degrees in August, and that heat ages shingles from underneath while it runs up the cooling bill.
Then you choose what the roof will be. Our residential work covers architectural shingles, standard asphalt shingles, metal, clay and tile, and wood shake, and the right choice comes down to the style of the house and how long you plan to own it. Architectural shingles are the usual pick in Fort Worth because they cost far less than metal or tile and stand up to wind better than the flat three-tab shingles most older homes were built with. If your home is in a subdivision with a homeowners association, expect to need color approval before the roof goes on. Some boards only take up requests at a monthly meeting, so pick the color early and submit the product name as soon as you have it.
Impact-resistant shingles are worth pricing in this part of Texas. We install Owens Corning, Malarkey, and GAF Class 4 systems. The rating comes from the UL 2218 test, where steel balls up to two inches across are dropped onto the shingle, and a Class 4 product has to come through without cracking. Very large stones can still mark one. Many insurers in Texas offer a premium discount on a homeowner policy for a Class 4 roof, and the amount varies widely from carrier to carrier. Call your agent before you decide, ask what the discount is on your policy, and ask what paperwork they need to apply it.
The City of Fort Worth requires a building permit for a reroof, and Benbrook, Crowley and the other cities around it each run their own permit office, so the address decides who issues it. If insurance is paying, read the adjuster's estimate next to the roofing estimate line by line. Drip edge, starter strip, permit fees and code upgrades are common items to go missing from a first adjuster report, and an item left off the report is usually an item nobody gets paid for. For a sense of scale, a full architectural shingle replacement on a typical 2,000 square foot North Texas home commonly falls somewhere between $12,000 and $20,000, with metal and tile well above that. Those are market ranges you can check against any local quote. Your own number depends on pitch, layers, decking and material.
Installation is done by our crew, and the job finishes with clean-up and a final inspection of the new roof. Most single-family replacements in Fort Worth take one or two days on the roof once materials arrive, and longer when the pitch is steep or the deck needs a lot of new wood. Afternoon storms in spring can also push a start back a day, since a torn-off roof should not sit open to rain. If your roof is showing its age, or a spring storm has left you wondering what is up there, call (817) 988-9509 or send the form and we will set up a free inspection and estimate.

Replacement, answered.
How do I know whether I need a new roof or a repair?
You usually need a new roof when the damage is spread across every slope, and a repair when it sits in one area such as a pipe boot, a valley or a section of wind-torn shingles. Age matters too, since a fifteen-year-old shingle roof with granule loss everywhere will keep producing new leaks. A free inspection tells you which one you are looking at, so call (817) 988-9509 or send the form.
Does Fort Worth require a permit to replace a roof?
Yes, the City of Fort Worth requires a building permit for a reroof. Benbrook, Crowley and the other nearby cities run their own permit offices with their own rules, so the permit comes from whichever city your address sits in.
Will a Class 4 roof lower my insurance premium?
Often, yes. Many Texas insurers discount homeowner premiums for a Class 4 impact-resistant roof, though the size of the discount depends on the carrier and the policy. Ask your agent for the figure and the paperwork they need before you choose a shingle, and we can talk through the Class 4 systems we install from Owens Corning, Malarkey, and GAF.
Can new shingles go over my old roof?
Code allows a second layer over one existing layer in some cases, though an overlay hides the decking, so any rot underneath stays there under the new roof. It also adds weight and can affect what a shingle manufacturer will cover. If your roof already has two layers, both have to come off. We can tell you what yours has at the free inspection.
How long does a roof replacement take?
A typical Fort Worth home takes one or two days on the roof once materials are delivered. Steep pitches, tile and a lot of decking replacement add time, and spring storms can push a start date back a day or two. Call (817) 988-9509 or send the form to get a date on the calendar.
